Greece is modernizing its inheritance and property laws for the first time in more than 80 years.

According to Samantha Karaisaridis, “this reform allows Greeks living abroad to manage their legal affairs back home more efficiently, securely, and without the constant need to travel.”

It modernizes a long-standing system to reflect today’s family structures, international lifestyles, and digital realities.

Digitalization of Wills and Estates

From November 2025, wills will be registered online through diathikes.gr, Greece’s new digital registry. This system reduces administrative delays and costs while ensuring secure verification and legal oversight by notaries and lawyers.

Expanded Roles for Lawyers and Notaries

Law 5221/2025 redefines professional responsibilities. Notaries will oversee most non-contentious legal matters—inheritance, property registration, and family-law issues—while lawyers can now file procedural documents electronically. Courts will focus primarily on resolving disputes.

Benefits for Greeks Abroad

For Greeks living overseas—including communities in the United States, Canada, and Australia—the law allows property and inheritance matters to be managed remotely.

Digital submissions and verified online processes mean that citizens can handle their affairs in Greece without frequent travel or in-person appointments.

Preparing for the Transition

To stay compliant, individuals should:

• Confirm property titles are registered with the Hellenic Cadastre.

• Review or update wills and succession plans.

• Renew powers of attorney to meet new procedural requirements.

Timeline and Future Updates

Samantha explains that “the notarial and administrative provisions under Law 5221/2025 take effect on November 1, 2025, while litigation and procedural reforms will follow on January 1, 2026.”

She adds that further updates in 2026 will clarify succession rights, forced heirship, and digital wills—creating a faster, more transparent, and accessible system for citizens both in Greece and abroad.
